New residential project in Malá Strana, OCCUPANCY PERMIT RELEASED
Luxury housing under the Prague Castle in the prestigious area of Prague 1-Malá Strana, with a charming view of the Petřín Hill and Malá Strana rooftops is now possible, thanks to the new developer project Úvoz Residence.
Úvoz Residence is located in Malá Strana, one of the most attractive places in the historical centre of Prague. The baroque house 'U bílého jablka' located in the upper, wider part of Nerudova Street, in the place where the street turns right towards the Prague Castle and the bottom of the Town Hall Steps. The narrow streets of Malá Strana will lead you to many historic highlights of old Prague or luxury seats of embassies. Besides the Prague Castle, locations within walking distance from the house include Malostranské náměstí, Hradčanské náměstí, Pohořelec, Strahov Monastery, Loreta, St. Nicholas Church, Charles Bridge, Vrtba garden and many other architectural and cultural monuments.
The house has eight apartments and two commercial premises on the ground floor. Four apartments with the 2 + kk layout and a studio with an area 183 m², with a terrace, a winter garden and a private courtyard are currently available for sale. As the house is built against the slope of the Strahov garden, each of the apartments provides a unique view of Prague and the Petřín orchard. Some of the apartments have enclosed balconies or winter gardens.
The historical building where the apartments and the studio are located has undergone sensitive reconstruction. The house has a new roof and façade, brand new utilities, a central boiler room, refurbished historic or new casement windows and renovated common areas of the house. The final building approval was successfully obtained at the end of 2018 and the house was then divided by a declaration of the owner. The housing units in the Úvoz project will be handed over in the 'shell and core' standard. The new owner will complete the reconstruction and the final building approval in collaboration with the project architect.
The site is also conveniently located with regard to public transport - Malostranské náměstí with a stop on five different tram lines can be reached in seven minutes. The tram ride to the underground station Malostranská on the A line takes just three minutes.
